District 16 New Launch: Bedok Rise Residences at Tanah Merah

The site fronts Tanah Merah MRT (EW4) on the East-West Line, a few minutes walk away. Neighbouring developments a similar distance from the station sit between roughly 110m and 310m from it.

The Thomson-East Coast Line adds Bedok South (TE30) and Sungei Bedok (TE31) in the second half of 2026, and Sungei Bedok is also a Downtown Line interchange. Tanah Merah itself is planned to become an East-West Line and Thomson-East Coast Line interchange by the mid-2030s.

The East Coast Parkway and Pan-Island Expressway also serve the area. The full route picture is on the location map, with schools, malls and parks marked.

St. Anthony's Canossian Primary School is expected to fall within 1km of the development. That matters for families who want priority in the primary one ballot.

Around seven other primary schools sit within 2km, including Bedok Green, Fengshan, Red Swastika, Temasek and Yu Neng Primary.

These distances are computed from the neighbouring plot beside the site. The exact 1km and 2km boundaries for this project will be measured once its address is assigned.

Allgreen paid S$464.8 million for the site in December 2025, about $1,330 per square foot per plot ratio. No launch pricing exists yet, and the developer sets the eventual price.

For context, Sceneca Residence beside the station sold at around $2,080 psf at its 2023 launch, while the 2026 launches at Bedok Reservoir and Bayshore are transacting around $2,540 to $2,860 psf. Those are other projects, and the price for this development is set by the developer and released with the preview materials.

South of the site, the roughly 60-hectare Bayshore stretch beside East Coast Park is planned as a car-lite residential estate with around 10,000 new homes, the majority of them public housing. Bayshore MRT (TE29) is already open.

The parcel measures 20,293.6 sqm with a maximum gross floor area of 32,470 sqm at a plot ratio of 1.6, zoned fully residential with no commercial component. URA estimates a yield of around 380 homes.

The unit mix, floor plans and pricing have not been announced. Register your interest to receive them when the developer releases the preview materials, expected in early 2027.
