Bayshore and Tanah Merah: What Is Changing
If you are looking at a site right next to Tanah Merah MRT, it is worth looking at what is already planned for the area too. Two major developments are set to come through within the next decade.
The eastern stretch of the Thomson-East Coast Line is set to open in the second half of 2026. The Bayshore estate next to East Coast Park continues to take shape through the mid-2030s, with its first homes already being built.
This information is available as public record from LTA and URA.
Information about what Bedok Rise Residences itself will contain is not yet available.
Two new stations will open in 2H2026
Stage 5 of the Thomson-East Coast Line (TEL) brings Bedok South (TE30) and Sungei Bedok (TE31) into service in the second half of 2026. Sungei Bedok is where the TEL meets the Downtown Line.
This gives Bedok Rise residents access to the second line, without needing a trip into the city centre to change trains.


Tanah Merah is planned to become an interchange
LTA plans to extend the Thomson-East Coast Line from Sungei Bedok to Changi Terminal 5 and Changi Airport, with the existing Changi Airport branch of the East-West Line eventually becoming part of the TEL. Tanah Merah's branch platforms will move over too.
Conversion works began in 2025, and the interchange is slated to be completed in the mid-2030s.
Simply put, in a matter of years, Tanah Merah MRT station will serve two lines instead of the existing one.
Keep in mind that the mid-2030s dates are fluid, so treat them as a planning horizon rather than set in stone.
The Bayshore estate next door
Bayshore, the roughly 60-hectare stretch beside East Coast Park, is planned as an eco-friendly, car-lite residential estate. Around 10,000 new homes are estimated, with the majority of them being public housing.
Bayshore MRT (TE29) is already open, and the entire estate is slated to be completed in the mid-2030s.
The first private plot in Bayshore is already selling, giving you a useful look at the kind of development coming to the neighbourhood just two MRT stops away.


Retail arrived before the homes did
Sceneca Square, the single-storey retail podium beside Tanah Merah MRT, gives residents easy access to shops, a supermarket and other daily conveniences. This is significant, as the Bedok Rise parcel is zoned to be fully residential with no commercial component.
With a wealth of amenities next door, Bedok Mall and the Bedok Interchange Hawker Centre are also one stop west.
