Bedok Rise Residences sits on the Bedok Rise Government Land Sales parcel in District 16, next to Tanah Merah MRT station on the East-West Line. According to URA, it is the last residential plot beside the station, partly why the tender drew 10 bids, making it the most contested GLS residential tender of 2025.

The winning bid was S$464.8 million, which works out to around $1,330 per square foot per plot ratio. The bid came from Bellis Residential Pte. Ltd., a subsidiary of Allgreen Properties, the Singapore real-estate arm of the Kuok Group.

The 99-year leasehold parcel spans approximately 218,507 sq ft with a maximum gross floor area of 32,470 sqm. URA estimates a yield of around 380 homes.

The zoning is fully residential, with no commercial component. Daily amenities sit next door instead.

Shops and a supermarket are a short walk away at Sceneca Square, the retail podium beside Tanah Merah MRT. In addition, Bedok Mall and Bedok Interchange Hawker Centre are one MRT stop away.

The site fronts Tanah Merah MRT (EW4) on the East-West Line, a few minutes walk away, putting the city, Changi Airport and the eastern employment belt within easy access. Neighbouring developments around the same station sit between roughly 110m and 310m away.

Rail access is slated for significant enhancements. The final stretch of the Thomson-East Coast Line opens in the second half of 2026, adding Bedok South (TE30) and Sungei Bedok (TE31) nearby.

Tanah Merah itself is planned to become an East-West Line and TEL interchange by the mid-2030s, when the Changi Airport station converts to the new line.
